1. Defined Terms

"TrueBricks Realty", "we", "us" or "the Platform" means the TrueBricks Realty Services website, its mobile experiences and related services operated by TrueBricks Realty Services Pvt Ltd. "User", "you" means any person who browses the Platform, registers an account, posts a property or sends an enquiry. "Listing" means any property advertisement submitted to the Platform. "Owner" means a User posting a property they are lawfully entitled to sell or let out; "Buyer" means a User searching for or enquiring about a property.

The Platform is a B2C service intended solely for direct property owners (sellers and landlords), buyers and tenants. Brokers, agents and property consultants are not permitted to register, list properties or purchase any free or paid packages on the Platform.

2. Services

TrueBricks Realty is an online venue that connects property owners, buyers and tenants. We display property listings, enable enquiries between Users, and provide related tools such as search, dashboards and lead management.

We are not a party to any transaction between Users. We do not own the properties listed, we do not represent either side in a negotiation, and we make no promise that a listing will result in a sale or tenancy.

3. Eligibility

You must be at least 18 years old and legally capable of entering into a binding contract under the Indian Contract Act, 1872 to register or transact on the Platform. By using the Platform you represent that you meet these requirements and that all information you provide is true, accurate and complete.

4. Accounts & OTP Login

Accounts are created against a mobile number verified by one-time password, or a Google account. You are responsible for all activity that happens through your account and for keeping your device and login methods secure. Notify us immediately at support@truebricksrealty.com if you suspect unauthorised use.

5. Listings, Moderation & Free Posting

Posting a property is currently free for owners. Every Listing is reviewed by our moderation team before it becomes publicly visible, and we may approve, reject or remove a Listing at our sole discretion, including after it has gone live.

You must be the owner of the property or duly authorised to advertise it. Listings must describe the property accurately — price, area, photographs, ownership type and every other field — and must be kept up to date. Sold or let-out properties should be marked accordingly or removed.

6. Fees & Payments

Basic listing and enquiry services are free. In addition, TrueBricks Realty offers premium subscription and advertisement packages for Property Sellers, Buyers, and Tenants to enhance listing visibility, unlock direct contact details, and get featured placement. The details and pricing of these B2C packages are available on the Platform or communicated by our authorized representatives. Users agree to pay all applicable fees and taxes for the chosen package.

All payments made towards premium listings, advertisement packages, or subscription plans are non-refundable once the service or listing goes live, as set out in our Refund & Cancellation Policy.

7. Obligations of Users

When using the Platform you agree that you will:

• provide true, lawful and non-misleading information in your profile, Listings and enquiries;
• use contact details revealed through the Platform only for genuine property discussions, and not for marketing, spam or harassment;
• comply with all applicable laws, including RERA and local property regulations, in any transaction you pursue;
• carry out your own due diligence — title verification, physical inspection, legal and financial checks — before entering into any transaction.

8. Prohibited Actions

You must not:

• post a property you have no right to advertise, or a Listing that is false, duplicate or misleading;
• impersonate any person, misstate your association with a property, or operate accounts under false identities;
• scrape, crawl, copy or resell Platform content or data, or attempt to reverse-engineer, probe or disrupt the Platform's systems;
• upload content that is unlawful, defamatory, obscene, infringing or that contains viruses or malicious code;
• circumvent moderation, security or rate limits, or use the Platform to run competing services.

9. Intellectual Property & Content Licence

The Platform, its design, software, wordmark and logo are the property of TrueBricks Realty Services Pvt Ltd. Content you submit (photographs, descriptions, videos) remains yours, but by posting it you grant us a worldwide, royalty-free licence to host, display, resize, promote and distribute it in connection with the Platform, including in search results, social media promotion and marketing material, until the Listing is removed.

10. Third-Party Links

The Platform may contain links to third-party websites or services. These are provided for convenience only; we do not control them and accept no responsibility for their content or your dealings with them.

11. Modification, Maintenance & Discontinuation

We may modify, suspend or discontinue any part of the Platform at any time, with or without notice, including for scheduled maintenance. We will not be liable for any unavailability of the Platform or loss of data resulting from such events.

12. Termination & Suspension

We may suspend or terminate your account and remove your Listings if you breach these Terms, if we are required to do so by law, or if your use poses a risk to the Platform or other Users. You may stop using the Platform at any time; obligations that by their nature survive termination (including indemnity and limitation of liability) will continue to apply.

13. Errors, Inaccuracies & Omissions

Information on the Platform, including Listings, is provided by Users and may contain errors or omissions. We do not verify title, dimensions, legality or pricing of any property and reserve the right to correct or remove inaccurate content without prior notice.

14. Disclaimer

The Platform and its services are provided "as is" and "as available", without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose and non-infringement. We do not warrant that listings are accurate, that enquiries will be answered, or that the Platform will be uninterrupted, secure or error-free.

15. RERA Disclaimer

Listings may relate to projects that are registered, exempt or pending registration under the Real Estate (Regulation and Development) Act, 2016. Any RERA number displayed is as provided by the Owner and is verified manually at best effort; Users must independently confirm RERA status with the relevant state authority before transacting.

16. Limitation of Liability

To the maximum extent permitted by law, TrueBricks Realty and its directors, employees and agents will not be liable for any indirect, incidental, special or consequential loss, loss of profits, data or goodwill, or for any dispute between Users, arising out of or in connection with the Platform. Our aggregate liability for any claim will not exceed the fees (if any) paid by you to us in the six months preceding the claim, or ₹1,000, whichever is higher.

17. Indemnity

You agree to indemnify and hold harmless TrueBricks Realty from any claim, demand, loss or expense (including reasonable legal fees) arising from your Listings, your use of the Platform, your breach of these Terms or your violation of any law or third-party right.

18. Notices & Grievance Officer

Notices to us should be sent to support@truebricksrealty.com or by post to our registered office. In accordance with the Information Technology Act, 2000 and rules made thereunder, complaints regarding content on the Platform may be addressed to our Grievance Officer at support@truebricksrealty.com or +91 92176 58005. We aim to acknowledge complaints within 48 hours and resolve them within the statutory period.

19. Waiver & Entire Agreement

Our failure to enforce any provision of these Terms is not a waiver of that provision. These Terms, together with the Privacy Policy, constitute the entire agreement between you and TrueBricks Realty regarding the Platform and supersede all prior understandings.

20. Amendments

We may update these Terms from time to time. The updated version will be posted on this page with a revised date, and material changes may additionally be notified on the Platform. Continued use after an update constitutes acceptance.

21. Governing Law & Jurisdiction

These Terms are governed by the laws of India. Subject to any mandatory arbitration or consumer-protection rights, the courts having territorial jurisdiction over our registered office shall have exclusive jurisdiction over disputes arising from the Platform.

22. Acceptance

By browsing the Platform, creating an account, posting a property or sending an enquiry, you acknowledge that you have read, understood and agree to be bound by these Terms & Conditions and the Privacy Policy.
